“Le Germain Calgary, the first development of its kind across Canada, is combining the whimsy and fun of hotel living with the comforts of home in its first-ever multi-use structure. Taking its place in Calgary’s skyline by September 2009, Le Germain’s stunning architecture incorporates the warmth of wood on its boutique hotel and the glistening beauty of glass on its office building, each acting as a base to 40 penthouse residences which form the top of the structure.

“Our approach is very different than it has been in the past,” says Christiane Germain, Groupe Germain co-president and CEO.

“When we started in business things weren’t as high end as they are now. We like to raise the bar for ourselves and in Calgary it was very important we made things even better than before.”

Its first foray into the western Canadian market, Le Germain stepped up its game by working with Montreal-based Lemay Michaud Architecture Design and partnering with BKDI Architects in Calgary to create this unique approach to everyday living.
Located at 9th Avenue and Centre Street S.W., construction began earlier this summer. Sales of its residential units opened up on June 2, with prices ranging from $900,000 to $3.8 million. They sold out within a day.

“The beauty of it is that each floor, each unit, is different. If you look at the architecture of the building, not one floor is exactly the same as another. Each has its own detail and each one is unique,” says Germain.

The suites range in size from 1,024- to 3,522-square-feet, depending on the location in the building. It features 24 different floor plans varying between one- to three-bedroom suites and two-storey penthouses.

Le Germain’s new residents include people of all ages, lifestyles and backgrounds, spanning young business people to retirees, snowbirds to investors, and even families. In addition to being footsteps from the hub of Calgary’s cultural community, owners will also have access to the hotel’s amenities, which include such luxuries as housekeeping, drycleaning, valet and catering services, and Le Germain’s full-service spa.

Germain says it was important Le Germain offers quality and functionality.

“Calgary’s downtown is a very urban style of living and we know this has to be high end. We’re very quality oriented, it’s part of our brand and we don’t (create) things that look good on the outside but not on the inside. It all has to look good.”

Each unit’s kitchen is ergonomically shaped to ensure fluidity of motion. It includes European-style cabinetry featuring soft-closing and silent-motion Blum hinges, quartz stone countertops, stainless-steel Miele appliances, an undermounted stainless-steel oversized Kohler sink and Kohler faucets. The large open-floor living area includes double-sided and movable fireplaces, wiring for built-in networking, and nine-foot ceilings with floor to ceiling windows.

“There’s a lot of glass in the architecture of the building and we wanted to make sure we took the weather into consideration, which is always an issue in Calgary. The window walls and the doors are good quality with triple-glaze glass and are easy to open.”

The triple-glaze glass is designed for extreme climate variations.

Le Germain’s energy-efficient design also includes an air-recovery heat exchange system to maximize efficiency, water-wise appliances, high-energy low-voltage energy-saving lighting, and the building itself contains sustainable, energy-efficient mechanical and electrical systems.

Access to the residence is controlled through 24-hour security and video surveillance, electronic control to residential floors, video entry, and dedicated elevators.
